North - Western Parcel

A planning application is currently under consideration by the Council for Outline planning application (with all matters reserved except access) for up to 770 dwellings, 3no. Gypsy/Traveller pitches, a local centre (up to 700 sqm of Class E (a) to (f) inclusive, uses), a primary school, safeguarded land for a secondary school, outdoor sports provision, public open space, landscaping and associated infrastructure.

South Western Parcel

The South Western Parcel shall provide the following development/uses:

  1. approximately 520 dwellings, 40% of which shall be Affordable Housing in accordance with Policy H3;
  2. a mix of housing to include sheltered accommodation provision in accordance with Policy H6;
  3. a local centre providing up to 700sqm commercial floorspace (Class E(a) to (f)) in total including a Healthcare facility;
  4. a flood water attenuation area allowing for informal recreation via footpaths and boardwalks;
  5. provision of flood attenuation features to enable the delivery of flood betterment to the north western area of the existing settlement. approximately 520 dwellings.

An application is yet to be submitted.

South - Eastern Parcel

A planning application is currently under consideration by the Council for a HYBRID Application: Full Application for erection of 160 homes. Outline Application (appearance, landscaping, layout and scale reserved) for the erection of up to 400 additional homes, inclusive of associated infrastructure including land for specialist accommodation for the elderly, land for secondary school expansion, a local centre, play areas, network of new roads (and widening of existing roads), surface water drainage features, car and cycle parking and open space and associated works.

North - Eastern Parcel

A planning application is currently under consideration by the Council for a Hybrid Application: Full Application for erection of 170 homes and Waste Water Treatment Works together with temporary construction/haul road off Queen Street to enable the delivery of the Waste Water Treatment Works and up to 150 dwellings, Outline Application (appearance, landscaping, layout and scale reserved) for the erection of up to 430 additional homes, inclusive of associated infrastructure including land for a new primary school, play areas, allotments, network of new roads (and widening of existing roads), surface water drainage features, car and cycle parking and open space and associated works.

Northern Parcel

The Northern Parcel shall provide the following development: (i) a mix of employment uses on sites to the east of Transfesa Road to provide approximately 4.25 hectares of Class E (g), B2 and B8 employment uses.

A planning application has been approved by the Council for Outline Planning Permission (Access Not Reserved) - Creation of industrial estate to include employment floor space for Class E, B2, and B8 uses and associated internal access roads, landscaping, parking, and other associated works. Approved 12.01.23
